Governing Documents
This replica of the Covenants (pdf) and amendments has been retyped from the original and formatted to look the same. Care has been taken to make an accurate transcription, but the best assurance of an authentic copy is from the official filed documents; second best is a copy showing the clerk's stamp on each page and the signatures at the end.
Another version, CompactCovenants  (pdf), will print out on 6 pages vs 19 for the replica. The formatting is tight but the text is the same.
The Association Articles of Incorporation include the original bylaws and by reference the covenants.
The Bylaws (pdf) are the last version adopted by the Board. (There is no longer a requirement to file bylaws with the State Public Regulatory Commission.) See discussion of convoluted evolution of this document in the Summer 2005 Newsletter.
The Record of Actions by The Ridges Board of Directors and the Architectural Control Committee, compiled by the Association’s Administrator, records resolutions/motions of the Board and the ACC since 1992, except for items of limited term such as budgets and appointments.

Road Maintenance
Road maintenance is the biggest expense for the Association. Within the limits set by the funds approved by the members, our goal should be good roads throughout the subdivision, where “good” includes safe and comfortable travel in a car driven at a reasonable speed, and appearance and character consistent with our neighborhood.
For these purposes, the Roads Committee keeps a long-range plan to maintain the gravel side roads and the paved road. Adequate planning can help keep landowner assessments at a level that can pay for foreseeable road work without sudden big jumps. As the plan becomes more definite for the following years, the details will appear here and in the Newsletter. The road maintenance budget is subject to approval each year by the members.

If you keep an animal in The Ridges, or have problems with animals kept by others, your legal rights and responsibilities are stated herein, more comprehensively than in our covenants.
